First, the air conditioning has had no heating throughout the winter.
Second, the microwave has been broken for almost a month with no action taken.
Third, while I was traveling and had approved workers to enter my unit to replace the faucet, he or she threw my cosmetics into the trash!
I have emailed about these issues multiple times, but no one has responded. Do not rent here!

My heat has been broken for over a month now. I have made numerous maintenance requests and it is still broken. I have contacted the management via email and text, submitted a formal complaint to B.hom, and still no heating. I am not the only resident this has happened to, and my heating was also broken for weeks last year in 2023 as well. Don't live here. Management is incompetent and just says they're "working with third party vendors" which is a meaningless platitude at this point.

Notice how many of the good reviews for this building are from people who simply toured or looked at apartments. That says nothing about the experience of actually living here.

We moved our daughter into Varsity on K in May 2017. I cannot say enough wonderful things about this apartment complex, and the staff. The staff, including Wendy and Jasmine, are all wonderful, professional, friendly. The apartments are truly luxurious, not only for students, but for young professionals as well. The kitchens are beautiful, with lots of counter space, cupboard storage, and brand new GE appliances. You have your own washer & dryer within your apartment, making it easy to do your laundry while studying. The building, completely renovated, feels brand new. Everything in it is new, including the common rooms, hallways, apartments, exterior, etc. It is located in a very safe, well lit, residential neighborhood in Foggy Bottom, behind the GW Milken School of Public Health. Walk one block East, look towards your right, and the Lincoln Memorial is visible down the hill. Eight blocks away is the White House, so the security in this area is obviously very concentrated. Georgetown's M Street shopping district is about a 10-15 minute walk. Whole Foods and CVS are less than a 5 minute walk. The building itself is extremely secure and feels very safe. It is very quiet. I have never heard any noise through the walls, or in the hallways at all. The building is impeccably clean and perfectly maintained. The apartments feel quite spacious. The gym is very clean, large, inviting, and has state-of -the-art equipment. There is a large study room and private group study room, as an alternative to walking to/from the library in the cold winter. There is a huge entertainment room with luxurious amenities to entertain your friends. Outside, there is a gorgeous, clean, relaxing area including many tables, chairs, and a fire pit. I have never heard any noise from this. The mail area is clean and offers a Luxor package service. There is a storage room, where you can rent a space to keep your extra things secure. There is a safe, secure garage underneath the building, should you need to park a car. Many of the apartments have private patios, or balconies, and it is nice for us to enjoy breakfast on the patio with our daughter when we come to visit.
As parents, peace of mind when we live hours away, is priceless.

Shanise was attentive and thorough which was great for questions about the apartment but I wouldn’t rent here. Furnished apartments so there's an additional fee for renting the furniture, there’s also an additional fee to have the furniture taken out of the apt if you don’t need it. There’s an additional fee for a pet, and an additional fee for a storage locker. There’s an additional fee to setup utilities, there’s an additional fee to use the utilities.If you are a human being renting, there’s an additional fee if you require air to breathe while you're living there. There’s probably an additional fee for writing this review. There is carpet so you get to enjoy breathing the dandruff flakes and old skin cells from the past few renters. It’s a pretty great spot to exploit college renters price-wise. When are we scheduling the revolution?

My daughter lived in this apartment complex for six months. It was one of the worst experiences of our lives. The buildings are infested with rodents and the staff do little or Nothing to take care of these issues. When you do have issues, it is impossible to reach any members of the staff. They gaslight you and are very uncaring and unprofessional in the way that they behave. Please, please, please, do not subject yourself to the same miserable and stressful experience, we have had to go through for a long time. My daughter’s heat was not working, and I had to threaten to withhold the rent, and I actually contacted a lawyer before it was fixed.
Thankfully, she has just moved out from the building. Be warned !!!!!!!!!
The people at the top who manage this business should take note.
Absolutely disgraceful.
I have added photographs of the trash disposal that was stinking and the mouse droppings that were all over my daughter’s apartment. If I still had the picture of the dead mouse in the trap, I would’ve also posted it.

After posting this message, the manager posted a response for me to reach out to her.
This is the same manager that did not do anything for us at the time that we were there and lied about fixing the mouse holes.
Absolute hypocrisy and a disgrace to hard-working professionals who try to do the best at their jobs.
Again, be warned !!!

I absolutely love living at Varsity on K! The moment I moved in, it felt like home. The apartments are beautiful, with sleek kitchens, quartz countertops, and the convenience of having a washer and dryer right in my unit.

The location is amazing—everything I need, from grocery stores to my favorite coffee shop, is just around the corner, and getting around DC is a breeze.

The amenities here really make a difference too. I enjoy using the fitness center with Peloton bikes, and the private study rooms are perfect when I need some quiet time. The building’s high-speed Wi-Fi and secure access give me peace of mind.

Overall, Varsity on K is a perfect blend of comfort, convenience, and community. I couldn’t be happier!

DO NOT LIVE HERE. The worst managed apartment I have ever lived in. From the first month, we had countless maintenance issues in our apartment. Nothing ever got fixed on time, and when it did it was always a halfway job. When I brought up my concerns to management, they assured me they would remedy the problem. They never did this. There was so much employee turnover during my 1 year lease that I probably spoke to about three or four different building managers. The emergency maintenance phone number does not work, and the other option to leave a voicemail is for a woman who no longer works there. On top of this, the kitchen island they provided me with was so poorly built that it fell over and the 40 pound marble top nearly shattered the bones in my foot. I pleaded with management for MONTHS to put me in touch with someone higher up that could provide me with compensation for this, and they simply never did. Another time, our dishwasher was broken and they told us we would have to wait over 60 days for its replacement. Yet when we threatened litigation, they "magically" found a replacement for our dishwasher. During the time that it was broken, I was hand-washing dishes and cut myself so bad on a broken dish that I had to get my finger glued back together. They did not provide me with compensation for this either. They also don't have consistent trash pickups, so trash is frequently piled outside of the trash room on the first floor. Unhoused people are constantly sleeping in the lobby. There is no one in the leasing office on the weekends, so if you have a problem good luck getting it fixed. All around just a horrible living experience, think 10 times before signing a lease here.
