Exceptional, Modern, and Efficient Vertical Living Community in the Heart of Foggy Bottom

We have rented at The Residences on the Avenue for the past year and have every intention to continue to stay based on our outstanding experience. The Ave (as it is locally known) is more than just an apartment complex; the entire system is a luxurious ‘home’ that redefines modern living in a bustling region of the downtown DC metropolis. The instant one steps into the elegantly designed lobby, an atmosphere of sophistication, professionalism, and comfort envelope each resident and guest.
The Managerial and Building Staff offer impeccable service. The commitment to providing highly trained employees who maintain efficient, frequent, professional administration of all aspects of the large complex is truly exceptional. Terrell in the leasing office offers deep knowledge of the system and has always provided precise guidance in all aspects from the day I first walked in to inquire about the building, throughout the lease application process, and thereafter- always present and available to offer assistance and a friendly ‘hello’. Adam provides phenomenal leadership and there is an authentic sense of ‘team’ amongst the building staff. Ben manages the front desk and hundreds of daily tasks flawlessly and with true elegance. Josh heads the maintenance crew and is incredibly responsive and timely engaging in all maintenance requests to ensure that the building is running at its very best at all times.
Speaking of management, the commitment to cleanliness and order at every level of the building is to be noted. I have lived in vertical communities including a co-op in NYC, a condo in FL and the meticulous maintenance of this building stands out amongst other leading communities. There is a climate of health and comfort that is evident in every space throughout the Ave. Safety is of paramount importance to me; the secure entry system and 24/7 surveillance provide peace of mind.
Going beyond my necessary expectations for exceptional high-quality living experience, The Ave provides amenities that most other living communities in the downtown area do not offer. The state-of-the-art fitness center, complete with top-tier equipment, is perfect for those who prioritize health and wellness. The sparkling rooftop swimming pool offers a serene escape from the hustle and bustle of daily life. The residents' lounge, with its cozy seating areas and modern kitchen, is ideal for socializing with neighbors or working remotely. Two separate rooftop social areas offer plenty of tables and chairs (and even grills) for outdoor communal space while taking in the sights of the DC region.
I highly recommend the Residences on the Avenue as a truly exceptional apartment building that offers a luxurious and convenient lifestyle for those who are seeking a professional, safe, and pleasant living experience.

Renters Beware – You May Never Get Your Deposits Back

Our experience with the Residences on the Avenue has been nothing short of a nightmare. We initially chose this apartment after a thorough search and a promising tour in May 2024. Impressed by the space, layout, and views, we signed the lease and paid deposits and fees with the expectation of moving in June.

However, just two weeks before our scheduled move-in date—after we had already ordered and scheduled delivery for furniture—we were shocked to receive notice from the leasing agent at the management company that our lease was being canceled. The current tenants had unexpectedly decided not to move out, which, as unbelievable as it sounds, is apparently a possibility in DC. This abrupt cancellation was not just a minor delay; it was a clear breach of the agreement.

We were assured by the leasing agent that our deposit and application fees would be refunded. Fast forward nearly three months, and despite numerous emails and phone calls, we have yet to see any of our money returned. This delay is not only frustrating but also deeply concerning.

The apartment building is owned by George Washington University and managed by the Texas-based Hines organization. Neither GWU nor Hines should tolerate this incompetent and unsavory behavior, not to mention potential legal violations.

In conclusion, if you’re considering renting at Residences on the Avenue, proceed with extreme caution. The risk of losing your deposits and facing a lack of accountability from the management company is very real. Based on our experience, I cannot recommend the Residences on the Avenue.

Ivana Darden is a gem! I’ve never worked with a leasing manager who is as attentive, accommodating and professional as Ms. Darden. She responded quickly to any and every inquiry and reached out to me with answers to all questions no matter how minor. Moving for anyone can be stressful but Ms. Darden made this process less daunting for me. I am so grateful for her assistance. I can truly say she represents the best of The Residences on The Avenue!

I was hesitant to lease here because it was Bozzuto managed, and I had always heard nightmares about their management. Initially, the property looked very nice, and some of the staff were kind. However, my experience quickly turned sour.

Bozzuto sold the property to another management group called Hines (previously Willowick Residential), and things went downhill even further from there. Maintenance got worse. The front desk was no longer the promised 24/7, was less helpful, and they took "frequent" breaks. The leasing office's service also deteriorated significantly to be less caring of their residents' wellbeing.

Noise:
Shortly after moving in, the room next to mine started holding loud parties late into the night, often until 2 AM. The noise was so loud that I could feel my bed vibrating. Despite multiple requests to management to enforce the quiet hours stated in the lease (past 10 PM), nothing was done.

Asthmatics Beware:
Additionally, someone on my floor would smoke a combination of tobacco and marijuana every other evening. This too went against the lease. It was particularly concerning as someone in my apartment has asthma. It was so pungent and difficult to breathe. Despite informing management, they claimed they couldn’t do anything since they couldn’t definitively identify the source. This was untrue, as a simple walk revealed which room had the strongest odor. Even after I informed them of the offending room, nothing changed.

Maintenance:
It pains me to write this part since one of the maintence staff that took care of an electrical and plumbing issue when we moved in was an absolutely wonderful guy. But, maintenance became another nightmare. I noticed a leak in the ceiling of my kitchen on August 5th and reported it. They came and fixed the ceiling on August 10th, attributing the leak to a dishwasher issue in the apartment above. However, the leak started again shortly after. I submitted another ticket on August 26th, and they informed me that the floor above had multiple leaks and they would fix my ceiling once those were addressed. A week or two passed and they eventually called to ask if I still wanted the ceiling fixed—what a ridiculous question! Of course, I didn’t want them taking from my security deposit for something I had properly reported. The maintenance worker even asked if he could close the ticket “now” while on the phone with me before doing anything. I said no, to close it "after" completing the job. The ticket was finally closed on September 11th. To make matters worse, after the ticket was closed on September 11th, I returned in October to find that the ceiling was not fixed! The stain was the same, meaning they never even came to fix the ceiling and falsely closed the ticket against my request. I have just submitted another ticket and will see how things play out. I can’t wait to move out next week and will see if they will try to take this out of my security deposit.

Overall, my experience has been extremely disappointing. The management’s lack of responsiveness and competence has made living here a nightmare. I would not recommend this property to anyone.
